7BC is founded and led by Manos Chatzidakis, with over a decade of direct experience in the Greek and international real estate market. The firm operates through a fully integrated platform of retained advisors, architects, contractors, legal counsel, and financial specialists — maintaining end-to-end control over every stage of each transaction.
Source assets 15–30% below market through off-market deal flow and proprietary broker networks. Deep local networks provide consistent access to off-market opportunities unavailable through conventional channels.
Execute disciplined, cost-efficient renovations targeting €1,000–€2,000/m² capex. We upgrade each asset to premium specification while preserving its architectural character.
Unit-by-unit exit at a significant premium to acquisition cost, targeting a well-defined buyer pool across domestic, expatriate, and international investor demand.
Every acquisition begins with rigorous underwriting. We apply consistent return thresholds, conservative assumptions, and disciplined capital allocation — rejecting opportunities that do not meet our criteria regardless of market conditions.
7BC controls the full investment lifecycle — sourcing, underwriting, renovation, and sales execution. End-to-end control over each project reduces execution risk and preserves margin at every stage.
We create assets of lasting quality. Using ecologically sound construction, we align buildings with contemporary standards while preserving the architectural heritage of Athens — benefiting both returns and communities.
A selection from 7BC's portfolio of 36 completed renovations.
Exarchia, Central Athens
A single flat within a Neoclassical building, fully repositioned while preserving the period character that defines Exarchia's architectural identity. Ornate plasterwork ceilings, original hardwood floors, and French shutters were retained and restored; bold, curated interiors and a fully updated kitchen and bathroom brought the space to premium specification. The flat achieved a significant premium to acquisition cost upon exit.
Filothei, North Athens
A comprehensive full renovation of a large apartment in one of Athens' most prestigious residential addresses. The project transformed a dated layout into a contemporary open-plan living space with steel-frame glazed partitions, a bespoke high-specification kitchen, premium bathrooms, and a generously proportioned covered terrace overlooking mature gardens.
Central Athens
A striking loft conversion with double-height ceilings and floor-to-ceiling glazing across the full width of the living space. A sculptural steel staircase connects the main living area to a mezzanine level and private rooftop terrace — a rare outdoor space in the heart of the city. This project demonstrates 7BC's capability to execute across highly differentiated typologies and buyer audiences.
Central Athens
7BC's most comprehensive building-scale project to date — a multi-storey Art Deco building fully repositioned flat by flat, with each unit receiving its own distinct design identity while sharing a consistent level of craft and material quality throughout. The restored entrance hall sets the tone: original black-and-white marble, ornate ironwork, and period lighting. Each floor is individually conceived — from duck-egg blue living rooms with herringbone parquet, to minimal white volumes with terrazzo floors and sculptural blue-tiled bathrooms.
Athens
A large-scale residential repositioning featuring bespoke fitted joinery throughout — from a fully panelled walk-in dressing room to a navy blue kitchen with marble island and brass pendants. Each room is conceived with a distinct character: rich terracotta tones in the private rooms, pale limestone volumes in the living spaces, and herringbone parquet tying the whole together.
Greek Islands
A full refurbishment of a traditional Greek stone property, executed with strict respect for its historic character and vernacular aesthetic. Original whitewashed walls, timber beam ceilings, and hand-painted tilework were preserved and restored throughout. Contemporary comfort was introduced discreetly — a professional range cooker in the green kitchen, brass fixtures in the bathrooms, curated soft furnishings — without disturbing the architectural soul of the house. The result is a property that feels entirely of its place while performing to a premium specification.
